MEP Building Plan Checker: Southern California: Full-Time/Three-Quarter Time/Part-Time
We're looking for an experienced MEP Plan Checker (Full-time, Three-quarter time or part-time) who can independently examine complex mechanical, electrical, and plumbing systems on residential and commercial projects and provide clear, code-compliant correction comments. You'll work directly with our plan check team reviewing submittals against applicable codes — IBC, IMC, IPC, NEC, Title 24, and local amendments. This is a technical role. If you can't read a set of MEP plans and identify code deficiencies without supervision, this isn't the right fit. ---
What You'll Do
-
Examine complex building plans and supporting documents to ensure compliance with adopted building, mechanical, electrical, and plumbing codes
-
Confer with developers, engineers, architects, contractors, and property owners to explain code requirements, regulations, and procedures
-
Prepare written correction notices, correspondence, and reports with accurate, code-cited commentary
-
Advise building inspectors and field staff on code interpretation and issues that arise during construction
-
Provide technical guidance and direction to other plans examiners in your area of expertise
-
Use computer-based plan review software (Bluebeam, ePlan, or similar) and standard office tools as part of the daily workflow
What We Require (Non-Negotiable)
-
3–5 years of hands-on plan check experience focused on MEP systems in residential and commercial construction
-
ICC Plans Examiner certifications in all three disciplines:
-
Electrical Plans Examiner (E3)
-
Mechanical Plans Examiner (M3)
-
Plumbing Plans Examiner (P3)
-
— OR — a current California PE license with demonstrated experience in residential and commercial MEP design or code review
-
Ability to write technically accurate, code-cited correction notices
-
Working knowledge of California Title 24 (energy and accessibility)
-
Proficiency with computer-based plan review software (Bluebeam, ePlan, or equivalent)
Please do not apply if you do not hold the ICC certifications listed above or a current PE license. Applications without verifiable credentials will not be reviewed. ---
What We're Looking For (Preferred)
-
5+ years of MEP plan check experience on complex projects
-
Bachelor's degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, Construction Management, or a related field
-
Experience working for a municipality, county, or contract plan check firm
-
California experience preferred — Title 24 fluency is a real advantage
--- To Be Considered When applying, please include:
-
Your ICC certification numbers (E3, M3, P3) or PE license number in your application or cover note
-
A brief description of the types of projects you've reviewed (residential, commercial, industrial, mixed-use)
Applications that do not reference specific certifications or relevant project experience will not be considered. ---
Compensation Competitive, commensurate with experience and certifications. Full benefits package (for Full-time or Three-quarter time) including health, dental, vision, and paid time off. --- CAA is an equal opportunity employer.
